Why quotes differ by half

Prep is most of the job. It's also the part nobody sees.

A coating is only as good as the slab under it. Grinding, profiling and moisture testing are slow, dusty and invisible in the finished photo — which is exactly why a cheap quote leaves them out. Two years later the difference shows up as peeling at the garage door.

STEP 01

Grind & profile

Diamond grinders take off sealer, oil and the weak top layer of concrete so the coating bonds to sound slab.

STEP 02

Moisture test

Concrete moves water. Measuring vapor pressure first is what prevents bubbling and delamination later.

STEP 03

Coat & broadcast

Base coat goes down and flake or pigment is broadcast into it while it's still wet, then scraped back flat.

STEP 04

Top seal & cure

A commercial-grade topcoat locks it in. Walk on it the next day; park on it once it's fully cured.

What does a garage floor coating cost?

Price follows square footage, slab condition and the system you choose. A standard two-car garage typically lands in the low thousands; a damaged slab or a metallic finish moves it up. You get a written number before any work starts.

Someone quoted me half this. Why?

Almost always prep. Acid-etching or a quick pressure wash takes an hour; diamond grinding takes most of a day. The finished floor looks the same on install day and very different in year two.

How long until I can park on it?

Foot traffic is usually next day. Vehicles need the full cure, which typically means a few days depending on the system and the weather.

Can I just use a kit from the hardware store?

You can, and on a clean, dry, well-prepped slab it will look good for a while. The kits don't include the grinder, the moisture test or the commercial topcoat, which is where the lifespan difference comes from.
